Service Fees and Operating Model

     Our motto: "Financial transparency and constant financial control are the most fundamental elements that enable the quality and feasibility of projects."

     In real estate development and investment processes, we are not just consultants, but also the financial and administrative guardians of the project. Every project begins with transparent financial modeling from day one; deviations between actual data and planned targets are monitored instantly, and necessary corrective actions are implemented quickly.

     Administrative and managerial tasks , field operations , and strict financial control are all carried out simultaneously.

How does our pricing process work?

     The models we offer to our investors are structured in five stages, depending on the nature of the project and the scope of the collaboration:

  • A) Preliminary Analysis (Free): First and foremost, we analyze the        project or business idea. We do not start any project if we do not see feasibility potential.

  • B) Resource and Expert Identification: We determine the expert and management team that will be involved according to the size of the project; we present the cost and expense items of this operation transparently.

  • C) Agreement: If the project is approved, the payment schedule and terms will be agreed upon based on mutual trust.

  • D) Joint Investment Scenario: If we are to participate in the project as a direct investor; we will pay the service fee and our investment share ( capital injection as per We calculate equity in separate items, making a clear distinction.

  • E) Implementation and Commencement: We initiate the process once all legal and financial agreements have been finalized.

Alternative Pricing Models

Depending on the investor's request and the project's structure, we offer two more flexible models:

  1. Asset Investment ( Equity) Shareholder Model: This model is structured so that part or all of the service fee is covered through project partnership (shareholding).

  2. Performance-Based Compensation: " Success " compensation is activated when predetermined financial targets are met. It is the " fee " model.

    • Note: To maintain transparency in this model, the firm's direct project partner ( Equity) It is preferable that there is no shareholder .
